Jerry here with some great news. I put an offer on a house a couple of weeks ago involving a relocation company and had to jump through some hoops but we did agree on a price and I will own this house Nov 14th.

They were asking $120,000 and I offered $116,000 with seller paying closing. They countered saying they will go no lower than $116,000. So I came back with 118,500 so I would cover the closing out of the loan with no money down and they accepted. I should be able to sell for a minimum of $165,000 with the potential to about $174,000 depending on what I do with the very easily expandable upstairs that is huge and already dormered. So I had to share this with you and hope to hear from you for more details.

Just to let you know....we used the lessons an found our first investment house.  Signed the papers and complete escrow on or before Oct. 15th.

[We are] paying $75,000.  Needs a little fixing (which we are moving into it to accomplish).  Comps in the area average $98.92 per square foot.  Square footage of the house = 980.  Current value when fixed is $96,942.  Properties in the same area appreciated 40-100% in value over the last year.  Estimated value at the time of resale = $100,000 to $140,000 (depending on how long we stay in it before reselling).  Estimated profit = $15,000 to $50,000 ( depending on when we resell and current market appreciation percentage).

Lots of other properties available that we looked at.  This one we used our 100% financing on but there are other in the area and I am sure we can find no money down deals.  The finance company we are working with also said they could work with us on other investment deals.  So we are officially in the running and looking forward to getting more accomplished!

When my husband and I started coaching in June, our goal was to have at least $500 per month cash flow by June 2006. It's now September and we're about to close on our first investment property, a three-family home. The property was listed for $299K; we're getting it for $275K. This is a great deal in our neck of the woods. All units are rented, but their subsidized rents are $300 below normal, EACH UNIT! Once we close it's a matter of submitting paperwork to get those rents up. The house pays for itself with rents as is, but after the increase, our net should be $900/month! Even if we run into some unexpected expenses, this is more than our goal. But we're not stopping there. We're looking at five more properties and would like to purchase an average of four per year. Thank you so much, Prosper, for helping us. We knew we could do it; your company just gave us the tools and the motivation!

I was living life by scrapping by. Pay check to pay check. Struggling to make ends meat. I saw this program and decided to do something to change my situation. I believed it could help me. I enrolled in the program and started learning how to make money with e-commerce. I started learning about market research and finding products to sell. It took a little while to find something that I could do well with and be interested in. After that I applied the strategies that my coach taught me and created a really nice looking web page. He taught me how to get it noticed and get traffic to my Page. After a week I was able to see my web page in the number 6 slot on the first page of Google for my key word.

The goals that I have are, continue to follow the strategies and advice of my coach. Finish setting up my page so I can start making money with my business. Stay on the first page of Google with my key word. Make in on the first page of Google with other keywords. Get out of debt. Provide a better life for my family. The Coaching program helped me by encouraging me to do something about my life to make it better. I have always worked hard in my life. I just needed to work smarter. This program is helping me do that.

When you asked me to write about what has happened for me since I started with Prosper, a saw a movie of events flash before me.  It's been incredible how quickly things have progressed.  When I started with Prosper I had no clue about websites, and felt intimidated by the thought of creating one.  My hand was held through the process (thanks coach, thanks tech support!), and in less than a month my sight was created.  I love my sight because it truly represents me.  Everyone that I know who has viewed it has told me how incredible it is.  I'm so pleased with the result!  After creating my website, you were so helpful in guiding me with ideas on how to get traffic (i.e., reciprocal links, back links, directories, and press releases).  Just a few days after writing my press release "Moms Get Fit While Pushing Strollers", I've ranked within the top 10 on a few of my keywords in some of the highest ranking search engines!  I was blown away!

 

On top of all the great things that have been happening with my website, I've received many opportunities which I believe are seeds being planted, and will sprout into a large tree.  Shortly after producing my Stroller Workout for Moms DVD, I began doing a monthly fitness segments on KUSI Channel 9 News, and gained sponsorship from an upscale fitness clothing line known as "Marika".  I also landed a segment on Bob Circosta's TV show "What a Great Idea!” which will be filmed in January (note: Bob Circosta is one of the original hosts of the Home Shopping Network).  When I presented my DVD to Bob's panel of guests, Home Shopping Network indicated they wanted me to speak with them after my filming on Bob's show.

 

After going to "Cracking the Millionaire Code", I networked with some amazing people.  One of which is a doctor at Kaiser.  He aided me in connecting with the Regional Office at Kaiser Hospital who has indicated a possible interest in distributing my DVD in their hospitals.  I also met an incredible Marketing Specialist named Charlie Lyons, who has started the negotiation process to link my DVD with the stroller I use on my video called "Baby Trend".  Baby Trend's largest distributor is Babies R Us (which is one of the largest distributors for baby products and strollers), and their strollers are due to be in Target for the holidays.  Charlie has proposed for Baby Trend to buy my DVD at a wholesale price, and use it as a promotional offer with the stroller for the holidays and for the future.  The potential for this endeavor is exponential!!

 

On November 14 I will be filmed in First Trimester Yoga.  This the first DVD in the series, since I will make a DVD for each trimester, i.e., second, third, then postpartum yoga.  My producer, Miles Johnston from Sore Toe Productions, is phenomenal.  I have a fantastic team of people (including Prosper of course), and I feel the possibilities are endless! (I also couldn't do it without the tremendous support of my wonderful husband, Brad!)

 

I've learned that I need a team who can help and support me, and I've found it!  Now I feel that I can reach my ultimate dream, which is to help women all over the world reach their optimum potential in body, mind, and spirit.

I own/manage my own water/wastewater operations services company and have wanted to establish an internet related business for years so that I could have multiple streams of income and hopefully retire early. I have dabbled in a few Internet related businesses; however, I was an amateur trying to create a web page and attempting to advertise. I signed up for the Prosper system to overcome the previous obstacles in using the Internet and I wanted to get serious about making money and providing the multiple income streams. It has been great working with my coach as he was able to provide teaching relative to my needs and at a correct pace. Midway through the “course” I had him change courses as I became involved in a program and needed assistance with marketing. He provided great insight into methods I didn’t know existed. He was extremely flexible in working with me, as some weeks did not allow proper preparation on my part. He would adjust to that and provide additional information that could assist me in my current or future internet pursuits. I feel comfortable contacting him to answer any questions or to review articles or ads before publishing. I look forward to continuing support even after the coaching period is over.

There are just not enough words to tell you how much my coach and Prosper have helped Guy and I with our website and retirement dream.  When we made the commitment to sign up with Prosper, we were both a bit apprehensive that we had taken on more than we could handle.  After all, neither one of us was “internet savvy.”  In fact we were both “scared” to venture out into the big world of the internet.  While the CD’s, articles, books and the Prosper Web page are all very valuable resources, the most important resource we received was in our time spent with our coach. 

 

Our coach’s compassion, patience, and encouragement have given us the confidence that we too can be successful in an e-commerce business.  Furthermore, his knowledge, understanding and teaching skills has given us valuable tools so that we are not afraid anymore.  Not to mention the ability for us to be competitive in a very competitive market. 

 

When we began, Guy and I knew how to send and receive emails and research a few things, but for the most part we were clueless.   Our coach gave us a crash course in a foreign language, so that we are able to avoid the pitfalls and costly mistakes that ignorance befalls.  In other words, he has taught us the foreign language of E-vocabulary with real meaning.  As a result, we now have a professional E-commerce business which has invited Fortune 500 businesses as customers.   While we still have a great deal of learning to do, we are ever grateful for our coach’s ability to coach us step by step with patience and a sense of humor.

I just wanted you to know that since I last emailed you, I have gone from about two people who ordered from me to over 20. Things picked up last month. I have also sold some items on eBay as well, one music box sold for close to $200 in an online auction and a close second sold for over $70. 99% of my orders have come from ladies, and I have been able to talk to a few of them of them as well.

I think that the sales part is good, but what really is great is having a customer base that I can work on building a trusting relationship with. A person's having their own list just makes things easier. I even had one gentleman sign up for my newsletter on Monday. He was the first. I wasn't putting a whole lot of stock in the newsletter part, but I was proved wrong. So, things are finally looking up.

As professional fund raisers, Joe and I have traveled the country working with hundreds of philanthropic individuals and organizations.  Often, we’ll hear comments like, “this is really easy if you know how,” or “more people need to know what it means to be a philanthropist.”  Like many professionals (and many of you), we often thought, “We need to write a book about this.”  However, how do you find the time?  We read several books, and contacted many individuals, and then we had a meeting with Proper, Inc.  We then met our coach, and what happened next is going to change our lives.

 

Our coach listened to our grand plan and all our ideas.  He talked us through what we really wanted to accomplish and what where our dreams.  Finally, he organized our thoughts and put us on a path.  He worked with our demanding travel schedules and odd hours.  Often we would call in or email from various locations.  Our coach was flexible, and always available for a quick email or short phone call.  His weekly assignments were challenging, but kept us fired up, making a seemingly impossible job, not only possible, but gave us just enough glimpse of our end goal that we had the confidence that we could and would accomplish our goals.  He taught us marketing principles and techniques that can only be learned from personal trials and experiences.  It didn’t end with our coach.   Individuals from technical support helped us with website details.  Marketing experts gave us advice about book publishing, e-books, and small details that have made a large difference.  The design team helped create a book cover and a “brand” for our site.  We felt like we were part of a complete team.  Teams where all the members are genuinely interested in helping us succeed!

 

With our coach and Prosper our plan is nearing completion.  We’ve created a website.  Eventually, this site will be a site that provides families, and small organizations, with information on educational topics, fund raising, and educational products and tools.  Set one was to establish the fund-raising aspect and complete the book.  We’ve accomplished step one and are excited about our future with our fabulous team.  Prosper has taught us that dreams do come true, and the best way to accomplish them is with a coach!  And the great team the coach bring along!

When we initially began our mentoring program with Prosper Learning, we had done virtually no consistent marketing.  One of the main services that our company provides is presale sewer inspections for real estate transactions.  It is a relatively new process to real estate and gaining market acceptance has been an uphill battle.  Our biggest challenge was creating a marketing program that was inexpensive and created a call to action.

 

Because we have no training in marketing it was difficult to consistently prioritize it and very little discretionary time with running a company, we were experiencing great fluctuations with our revenue causing the company to struggle financially.

 

We responded to an e mail about Jay Abraham’s program for small businesses because I was familiar with the outstanding reputations of both Jay and The Learning Annex.  The initial investment took my breath away at first but I knew that we would gain relevant and applicable knowledge and I was comfortable with their guarantee.

 

Since we have started the program, our business has almost tripled.  What is more important to me than the current income is the fact that we have become a marketing driven company.  I know now that we will never be the kind of company again that only markets when we are slow. We are consistently busier than we have ever been but, no matter what, I do something regarding marketing every single day.  My biggest challenge is not over marketing so we bring in more than we can handle.

 

In working with my mentor, I have gotten a deeper understanding of the value that we bring to the market place.  We have also learned techniques of giving to get and the change in perspective has increased my creativity incredibly.  We now have made our clients part of our business and the input that we have received from them has brought our product and our sales tools to a new level.

 

But most importantly, I have developed a confidence in what we do and how we do it so that I can sell our process easily and, when I am rejected, I could care less.  I know that when I have been rejected by someone, they just don’t understand what we are doing. 

 

Of the approximately 12,000 agents in our area, we need about 100 to consistently produce per month.  With a desired market share that small, we can afford to deal with only the best agents which will make the quality of our business soar!

 

We have become an easier company to do business with and we have created tools to help agents explain our process to their clients.  After all, I now know that they are our sales force and, like any sales force, need great tools in order to make them more effective.

 

I can sincerely say that our mentoring relationship with Prosper Learning has changed our business for the better forever.

When I started trying to figure out how to make a living on the internet, I was unemployed, borrowing money and oblivious to what it took to be a businesswoman. In the eight months since we started working with Prosper, my wife Nancy and I have a radically new outlook on our future.

 

First off, we know what it’s like to live in fear of not succeeding in our Internet business. Before June 2005, we were trying to do a lot of things in our business without clear direction. And while we were making progress, it was very slow going.

 

With mounting bills, we knew we needed a miracle or we’d go under. We got our miracle when we heard about Prosper. Since then, we’ve experienced a major change in our confidence in our business as our income has grown.

Hi, my name is Arlene.  I live in the beautiful, albeit sometimes cold, state of Montana.  My living room window looks out on 11,000 ft. Emigrant Peak.  This is a great setting for relaxing, vacationing, and recreating.  However, it wasn’t necessarily conducive to good business until I got involved in Prosper. 

 

The great staff at Prosper has provided me with what I needed to take my small business to the next level.  B.P. (before Prosper) I would sit at home hoping, waiting for an order or two to come my way from our two website stores.  Since I am in the preparedness field, any disaster would bring a spurt of orders but unfortunately each time the orders dropped off to almost nothing in a very short time.

 

Preparedness is a concept whose time has finally come.  With the inspiration of my initial contact person, I caught the vision of where I could go with my business.  With the help of my coach, I am gaining the tools I need to get me there.

 

To start with, I completely redid my web sales letter.  I have learned how to organize and present my information to motivate my potential customers.  I have learned how to give them a clear picture of what they will gain from buying our book or ordering one of our products, whether it’s a flashlight, a 72-hour survival kit, a water filter or long-term storage food.  My company is now sending out monthly emails to all the contacts we have with our latest specials.

 

The next step is enriching our website with articles, more information on our products and links to other sites.  It all takes effort but it is very doable when attempted one step at a time.  My dream is for one of our 72-hour survival kits to be in 10,000 households by the end of this year.  In addition, I envision our new, condensed book, Peace of Mind through Preparedness, in every Costco, and every airport bookstore as it makes it to the nonfiction bestseller list.  It’s becoming a reality one day at a time.

I've done 58 trades this year....51 are plus money $78,000 and my 7 minuses were around $11,000. I've been on a roll for the past 2 1/2 months...I've had 31 trades in a row that were on the plus side.  I have 7 trades I have bought this week but haven't sold them yet. I signed my enrollment agreement 1/26/2006.  I was a little hesitant at the price at that time.  It seemed a lot of money to me.  I had been trading stocks but really wanted to learn options. The next week we started and are now into our 10th or 11th week of class. I'm sorry but I just couldn’t' handle watching all those green numbers on our paper trading.  I had to start on my own.  Needless to say, I made some mistakes, and I will learn from them, but the end result was fantastic. I made lots of trades in and out, some of which (7 or 8) I lost on. The best ones were on our IRA accounts though:
                                                                            
I definitely learned to concentrate more on my bid and ask spread prices. I almost got stung there. Instead of making money I'm going to come out even because of the spread. Because you don't lose as much on your losing trades as you make on your good trades I totaled a gain of $137,645.94 from 4/3/2006 to 4/21/2006 and I still have a couple of trades running.  And of course I subtracted my cost of the course from that.  Thank-you, thank-you, Coach, Dr. Cooper, and Prosper Inc.  I can't wait to learn the rest of the course!

After 2 years of frustrating losses, I joined the mentor program. My first call to my mentor was about a week and a half ago. I explained how I was trying to scalp everything to make some money. He told me to calm down and use what I already know. I just wanted to call and say thank you. Using a demo account, per his suggestion, from July 6th, to the 17th, I have made a profit of $16,249.32, all because he told me to calm down. Those were not his exact words but that is what he said; go for big moves in the market every couple of days don’t try to scalp everything every five seconds. I want to say thank you in a big way. I am going to continue to do this paper trading in the demo account for at least another month. So far, I have done 7 trades and every one of them has been at least 100% or more profitable. I think I have found a strategy that works very well! Like I said, I am up over $16,000 and I just wanted to say thanks again!

 

Just as a side note, I am in my 8th trade (July 19) and already ahead by $2500.

We purchased the Transforming Debt into Wealth program over two years. Unfortunately we did not implement the program immediately. In hindsight, this was a big mistake and in the long run it cost us 10’s of thousands of dollars in interest payments and lost investment revenue.

We are very pleased with the Prosper coaching program. We have learned to how to track our expenses, and see where every penny has been going. We've established several ways to cut-down on spending and increase our accelerator margin during the debt elimination process.
